Q.    How much will it all really cost?

A.    Absolutely nothing

 

Q.    Will it take a long time?

A.    No. Once we have done an appraisal and valuation on your

       property at a mutually convenient time, we will make you an 

       offer to purchase, within 48 hours. Thereafter, exchange can

       take place normally within 7 to 14 working days, if your solicitor

       is available to draw up the contract on acceptance of the offer,

       this timescale could be reduced.

 

Q.    Do you only cater for quick sales?

A.    Absolutely not. We are completely flexible and

       want to satisfy your requirements. 

 

Q.    How much do you charge for the property valuation?

A.    Nothing. There are no upfront fees that you need to pay.

 

Q     We need a fast sale?

A     We'll buy your property, old flats to new flats, a detached

       house to a bungalow, even shops with upper parts, a

       dilapidated property or land to build on.

 

Q     Any type of property, you don’t buy?

A     Commercial & Industrial.

 

Q:    Can I chose the date when I move out?

A:    Yes. Because we have nothing to sell before we purchase 

       your property, the only dates that we need to work to are yours.

 

Q:    Do I have to pay any commission or agency fees?

A:    No. Because you will not be using an agent to sell your 

       property, you will not need to pay any fees.

 

Q.    Will you be interested in the property if it is in poor condition?

A.    Yes, we buy properties in any condition.

 

Q:    My property is about to be repossessed, can you help?

A:    Yes, we can usually prevent your property from being 

       repossessed.

 

Q.    Do I need to undertake any refurbishment work before you will purchase my

        home?

A.    No, this is not necessary. We will carry out any necessary

       refurbishment works after we have purchased the property

       from you.

 

Q:    My property is suffering from subsidence. Is this a problem?

A:    No. We will still look at properties with current or historical

       structural problems.

       We have considerable experience in this field.

 

Q.    Will you pay me the market value for my home?

A.    Obviously there are a number of factors that will influence the

       amount we will be prepared to pay i.e. the condition of the

       property, market conditions & location. You will be under no

       obligation to accept our offer and we shall explain the basis of

       our assessment.

 

Q.    How long is your offer valid?

A.    We will honor the price offered for 1 month.

 

Q:    How long have you been involved in the property market?

A:    We have been involved in selling and buying properties since

       1984 and are well placed in the market to offer a fast &

       efficient service.

 

Q.    When do I have to move out?

A.    Whenever you are ready, so long as it is within 2 months!

       You can set the completion date that is most convenient for you

 

Q.    Can I do a Rent-back?

A.    Yes, if you have taken the option of renting your property

       back from us at a mutually agreed market rent. We strongly

       recommend you to take advice from an independent adviser

       before you make this move. We look forward to stability in

       your life.

 

Q     How do you know if you are you interested in my property?

A     Further to a telephone chat, we will assess the potential and

       then we will do a “drive-by” to view the property externally,

       check our property data & if the is suitable we will make a

       mutually agreed appointment to do an appraisal and valuation.

       All being well, this means that you could potentially have a

       guaranteed cash offer for your property within 48hrs of us

       meeting to discuss the possibility.

 

Q     Will I need a solicitor & if so will you pay my legal fees?

A     Yes, and we will most cases pay legal fees up to £500 provided

       you do not pull out of the sale for any reason.  If  we pay legal

       fees you may still choose your own solicitor, but please inform

       us from the outset.

 

Q.    What is your guarantee to us?

A.    Once we have made an offer and you have accepted, barring

       problems with the contract or local searches, your sale is

       effectively guaranteed.

       We will not change our minds, or pull out at the last minute, nor

       will we try to change the price agreed or haggle.

       We will do our utmost to complete the sale in the timescale

       agreed and at the price agreed.
